Legacy Ventures Management Takeover.
Legacy Ventures took over management of the 206-key Hotel Indigo in Downtown Atlanta in late 2017. While the hotel was beautifully designed and very well-located, Legacy saw opportunities for operational improvement:
- Provide expert input on repositioning of restaurant
- Fix purchasing and inventory control within F&B
- Institute labor management system to focus on staffing and scheduling
- Improve citywide sales, business transient sales, and small meeting groups
- Take advantage of transient pricing strategies
- Engage brand-supported revenue management
By recruiting a highly effective executive team (supported by Legacy’s bench of employees) to deploy the above strategies, Legacy has added significant value to the Hotel Indigo.

Legacy Ventures Management Turnaround from Brand-Managed Hotel.
Legacy Ventures took over management of the 242-key Hilton Garden Inn Atlanta Downtown, which had previously been brand-managed. Though located in the heart of Atlanta’s Centennial Olympic Park Entertainment District, the property was underperforming. Legacy took immediate steps to:
- Install new executive team (GM, DOS, Controller)
- Provide improved direct oversight from senior corporate management
- Fix purchasing and inventory control within F&B
- Institute labor management system to focus on staffing and scheduling
- Improve citywide sales, business transient sales, and company meeting sales
- Improve overall pricing strategies

Glenn’s Kitchen & SkyLounge
Legacy Ventures Restaurant Management Turnaround.
The food and beverage operations at the Glenn Hotel (Glenn’s Kitchen, a ground level restaurant, and SkyLounge, a rooftop bar and event space) were previously managed by several different third-party operators prior to Legacy’s takeover. Immediately upon takeover, Legacy focused on the following tasks:
- Create a site-specific F&B concept for both Glenn’s Kitchen and SkyLounge to fit the needs of both local clientele as well as hotel guests
- Improve efficiency, service level, and food quality
- Coordinate F&B business into overall hotel to make operation seamless
Within the first year of operations under Legacy management, we were successful at turning the F&B operation around from a net loss to a net profit.
