Since being founded in 1919, Hilton Worldwide has been a leader in the hospitality industry. Today, Hilton Worldwide remains a beacon of innovation, quality, and success with 12 brands in 97 countries and territories, totaling 4,440 hotels and 730,000 rooms. Three of Hilton’s brands are represented in the Legacy portfolio: Embassy Suites by Hilton, DoubleTree by Hilton, and Hilton Garden Inn. Hilton named Legacy its “Multi-brand Developer of the Year” in 2008. Hilton named the Embassy Suites Chattanooga, developed and operated by Legacy, as its “Embassy Suites Hotel of the Year” in 2014.
Hyatt Hotels Corporation
Hyatt Hotels Corporation is a global hospitality company with widely recognized, industry leading brands and a tradition of innovation developed over more than a fifty-year history. Hyatt was founded by Jay Pritzker in 1957 when he purchased the Hyatt House motel adjacent to the Los Angeles International Airport. Since then, Hyatt has grown to span six continents with 11 brands and over 600 properties in 51 countries. Legacy developed and asset manages the Hyatt Atlanta Perimeter at Villa Christina, which consistently holds top ranking in franchised Hyatt service performance.
Marriott International, Inc. is a leading lodging company with more than 4,200 lodging properties in 80 countries and territories. Marriott was founded by J. Willard Marriott in 1927 when he and his wife opened a root beer stand in Washington D.C. They later expanded their enterprise into a chain of restaurants and hotels which today has over 500,000 rooms around the world. Legacy’s Glenn Hotel is a part of Marriott’s Autograph Collection.
Starbuck’s story began in 1971. Back then they were a roaster and retailer of whole bean and ground coffee, tea and spices with a single store in Seattle’s Pike Place Market. Today, Starbucks is privileged to connect with millions of customers every day with exceptional products and more than 24,000 retail stores in 70 countries.
Legal Sea Foods
Since 1950 when George Berkowitz opened his fish market next to his father’s grocery store in Inman Square in Cambridge, MA, the “Legal” name has been synonymous with quality and freshness. George’s son, Roger, is now at the helm working hard to make sure the company never loses sight of its proud tradition and core values. Legacy opened its leased Legal Sea Foods’ Atlanta location in 2008 as part of its mixed use Pavilion project.
Ruth’s Chris Steak House
The Ruth’s Chris Steak House legacy began when Ruth Fertel mortgaged her home for $22,000 to purchase the “Chris Steak House,” a 60-seat restaurant located in New Orleans, Louisiana. Today, there are more than 120 Ruth’s Chris Steak House restaurants, including twelve international franchisee-owned restaurants in Mexico, Hong Kong, Taiwan, Tokyo, Aruba, and Canada. Legacy opened leased Ruth’s Chris Steak Houses in each of its two Embassy Suites developments.
Greazy Spoon Development Company (DBA “Marlow’s Tavern”)
Marlow’s Tavern was conceived by Greazy Spoon Development Company and has an all-star team of restaurant talent behind its concept. Executive Chef and Co-Founder John Metz earned his degree at the Culinary Institute of America and began his long-standing career at some of the finest restaurants in New York such as The 21 Club, Tribeca Grill, Montrachet and Restaurant Daniel. Legacy opened a leased Marlow’s Tavern at its DoubleTree Hotel by Hilton Atlanta Northlake.
Cinnamon Shore is a pedestrian-friendly planned community located on Mustang Island just off the coast of Corpus Christi and nestled behind 300 feet of protective dunes. Designed in the tradition of yesterday’s classic neighborhoods, but with all the amenities including: beautiful beaches, pools and parks, paver sidewalks along palm-lined streets, stocked lakes, fishing pavilion and boardwalk and Town Center- comprised of restaurants and an entertainment stage for Town Center Residences.
GE Asset Management
With an 80-year heritage of investment experience and more than $117 billion in assets under management, General Electric Asset Management (GEAM) is one of the largest managers of institutional assets in the United States. GEAM believes strongly that the best way to identify the brightest, most attractive investments is by using a fundamental, research-driven, bottom-up investment approach. GEAM engaged Legacy to develop the Hyatt Hotel Atlanta Perimeter at Villa Christina.
Founded in 1962 and a public company since 1983, Raymond James is a diversified financial services holding company with subsidiaries engaged primarily in investment and financial planning, in addition to investment banking and asset management. Raymond James participated in a $65 million credit facility that was extended to Legacy for the development of its $100 million Park Pavilion project. Notwithstanding the project’s opening in 2008, Legacy was able to work with Raymond James and ultimately paid off the credit facility in full.
Headquartered in Zurich and Basel, UBS is a global firm providing financial services to private, corporate and institutional clients. UBS is present in all major financial centers and has offices in over 50 countries, employs more than 65,000 people around the world, and its historical roots stretch back more than a century. UBS extended Legacy a $20 million credit facility in 2007 in connection with the repositioning of the Glenn Hotel. Notwithstanding the Recession, Legacy was able to work with UBS and ultimately paid off the credit facility in full.
BB&T Corporation, headquartered in Winston-Salem, N.C., has $165.8 billion in assets. Since 1989; BB&T has completed the acquisition of 60 community banks and thrifts, more than 100 insurance agencies, and 35 non-bank financial service companies. Though acquisition, BB&T came to own the largest Georgia real estate loan made by Colonial Bank prior to that bank’s failure in 2009. Legacy was able to work with BB&T and ultimately paid off this $65 million credit facility in full. In addition, Legacy has directly secured over $60 million in construction financing from BB&T.
Synovus Bank of North Georgia
Synovus is a $33 billion multi-service holding company of which the Bank of North Georgia is a member. With its headquarters in Alpharetta, Bank of North Georgia has 43 bank offices in 17 different countries, 14 mortgage offices and 1 private banking office with $5.3 billion in assets. Legacy has maintained a core relationship with Bank of North Georgia that has encompassed numerous asset and development loans, including a $3 million restaurant loan and a $16 million hotel development loan.
Mission Hills Group
Founded by Dr. David Chu, Mission Hills Group is China’s premier golf oriented property developer. It seminal project in Guanlan Town, Shenzhen is home to 12 resort and championship courses each designed by such legends as Jack Nicklaus, Greg Norman, and Pete Dye. Mission Hills projects include full-service, luxury resorts, featuring spas, five-star hotels, and numerous fine dining establishments serving cuisine from around the world. Mission Hills was a principal investor in eight of Legacy Ventures’ Atlanta project between 1994 and 2013.
J.P. Morgan Chase & Co
J.P. Morgan Chase & Co. is one of the largest banking institutions in the world. It operates through four business segments: Consumer & Community Banking, Corporate & Investment Bank, Commercial Banking, and Asset Management. Legacy Ventures works most closing with the Corporate & Investment Bank division, which has provided permanent financing on three of its hotel projects. In 2014 the Corporate & Investment Bank segment was ranked #1 in both U.S. and EMEA Investment Banking Fees, #1 in Global debt, equity and equity related activity, and was in the top 3 in 15 out of 16 investment banking product categories.
Stonehill Strategic Capital
Stonehill Strategic Capital specializes in providing financing to the hospitality industry through permanent loans, bridge financing, preferred equity and mezzanine financing as well as acquiring assets through note purchases. The entity launched in October 2014 and completed 19 transactions totaling more than $150 million in that year. In 2015 Stonehill expects to transact $500 million in transactions with the majority coming from floating rate and fixed rate lending vehicles ranging in size from $1 million to $20 million.
Consolidated-Tomoka Land Co.
Consolidated-Tomoka Land Co. (CT) is a Florida-based publicly traded real estate company, which owns a portfolio of income investments in diversified markets in the United States, as well as over 10,500 acres of land in the Daytona Beach area. At year end December 31, 2014 total revenues were $35 million and total assets were $232 million. Included in the assets is its investment portfolio which totaled $73.4 million which includes a mix of loan investments and income producing properties. One of these investments is a mezzanine investment in Legacy Venture’s Glenn Hotel.
Good Hill Partners LP
Good Hill Partners LP is a registered investment advisory firm specializing in structured products and the fixed income market. The firm has roundly $1.22 billion in assets under management through several funds. Among their investments is providing fixed interest rate mezzanine financing to the hospitality industry.
Jefferies LoanCore LLC
Jefferies LoanCore LLC (JLC) was formed in February 2011 as a joint venture among an affiliate of Jefferies Group LLC (www.jefferies.com), an affiliate of GIC Real Estate (GIC RE), the real estate investment arm of Government of Singapore Investment Corporation, and members of management. JLC originates commercial real estate debt through a team of professionals led by Mark Finerman. This long-term equity investment in JLC supports a $2.8 billion plus capital base directed toward new mortgage funding.
JLC was formed to capitalize the expansion of LoanCore Capital’s commercial mortgage origination activities. LoanCore Capital, LLC was formed by Mark Finerman in July 2008 as a real estate asset management and origination platform. LoanCore manages a $1.5 billion commercial real estate debt investment fund in which GIC RE (through an affiliate) had invested in. This fund focuses exclusively on the acquisition of existing commercial real estate debt. Senior management has originated over $100 billion in commercial mortgages and averages in excess of 20 years of experience in the commercial mortgage finance markets. JLC is headquartered in Greenwich, CT with offices in Irvine, Los Angeles, San Francisco, Chicago and Atlanta.
Metropolitan Life Insurance Company
Metropolitan Life Insurance Company (Metlife) is a leading global provider of insurance, annuities and employee benefit programs. Through its subsidiaries and affiliates Metlife holds leading market positions in the Unites States, Japan, Latin America, Asia, Europe, the Middle East and Africa. Metlife invests in a number of income producing assets including fixed maturity securities, mortgage loans, real estate, etc. Such investments include permanent and mezzanine financing in the hospitality industry.

Established in 1963, ASD has evolved into a multidisciplinary design firm offering interiors, architectural and graphic-design services to a variety of corporate, financial, restaurant and hospitality, retail, medical, and institutional clients. ASD designed Legacy Venture’s STATS Restaurant.
designONE studio is a full-service design group, with a focused and specialized understanding of Hotel and Hospitality Design that provides integrated architecture and interior design services utilizing in-house expertise by experienced professionals with over 30 years of hospitality experience. Hotels, resorts and hospitality related projects are the core focus of designONE studio; they have created more than 650 distinct properties with various hotel operators, major brands, and independents throughout the US and Internationally; including Starwood, Hyatt, Hilton, Marriott, Omni, Sheraton, and InterContinental hotels. designONE studio is working on multiple projects for Legacy Ventures.
PFVS Architects is an Atlanta based full service architecture firm offering design services for commercial property and residential estate homes. PFVS is currently registered in more than 35 states across the country. PFVS designed Legacy Ventures award winning Embassy Suites Chattanooga Hamilton Place project.
Invest Atlanta is the official economic development authority for the City of Atlanta. Its purpose is to strengthen Atlanta’s economy and global competitiveness in order to create increased opportunity and prosperity for the people of Atlanta. Invest Atlanta has secured over $10 million in economic support from Invest Atlanta, included three Tax Allocation District grants.
Central Atlanta Progress
Central Atlanta Progress, founded in 1941 is a private, not-for-profit corporation that strives to create a robust economic climate for Downtown Atlanta. With a Board of Directors of Downtown’s top business leaders, CAP is funded through the investment of businesses and institutions. Legacy’s David Marvin serves on the Board of Directors.
Atlanta Convention and Visitors Bureau
ACVB is the liaison between meeting planners, tour operators and its 1,200-plus member organizations. The Bureau positions Atlanta as the leading destination for conventions and tourism through aggressive sales and marketing programs. ACVB’s efforts support Atlanta’s $11.4 billion hospitality industry, 230,000 jobs for metro Atlantans and 37 million visitors each year. Legacy’s David Marvin serves on the Board of Directors.
Centennial Park District
The Centennial Park District represents Atlanta’s realization of a walkable destination for entertainment, dining, attractions and retail downtown Atlanta. It has the potential to be enliven Atlanta as a destination in the way that the Gaslamp District is identified with San Diego or the Riverwalk is identified with San Antonio. The District’s 60 organization membership includes the major attractions, hotels and restaurants that surround Centennial Olympic Park. Legacy’s David Marvin founded the District and serves as its Chairman of the Board of Directors.

Today, the GRA provides a unified voice for an industry comprising over 17,000 foodservice and drinking places in the state of Georgia with total sales in excess of $18.9 billion and provides more than 438,900 jobs, second only to Agribusiness, in non-government employment.

Atlanta Hospitality Alliance was founded in 2009 to provide a forum for networking and professional development activities to Atlanta-area hotel owners, developers, operators, franchisors and professional service providers. Legacy’s David Marvin serves as President of the 300 member organization.

The Giving Kitchen
The Giving Kitchen was formed as a 501(c)(3) to fill the need for a crisis grant program in the restaurant community — as a way to do for others what the community came together to do for Ryan and Jen Hidinger. The organization provides emergency assistance grants to cover basic living expenses, care-related travel expenses, and funeral expenses for those who meet defined criteria.
