Legacy Ventures Assumes Management of Lively Beach Resort in Corpus Christi, TX
01.09.23Legacy Ventures assumed management of the 46-acre Lively Beach Resort on Mustang Island in Corpus Christi, Texas. Lively Beach is a unique 68-unit resort that provides guests with exclusive accommodations ranging in size from a studio to a two-bedroom, three-bathroom complete with kitchen and private decks with gulf views. This beach front resort features an outdoor pool, scenic dunes boardwalk, nature walk, beach club, private beach access and rooftop communal spaces which provide 360-degree views of Corpus Christi Bay and the Gulf of Mexico. The resort was developed by Tortuga Dunes Holding Company, LLC. whose vision was to create a unique balance between upscale amenities with an eco-friendly touch while preserving 85% of the nature resources. -
Legacy Ventures Completes Sale Of The American Hotel, Retains Management
03.31.22Legacy Ventures, with the support of The Plasencia Group, has closed the sale of The American Hotel to The RADCO Companies (RADCO). Legacy Ventures acquired the 315-key 50-year-old hotel in 2015 and undertook an innovative $16 million dollar renovation and repositioning to embrace the property’s rich history. The newly-concepted American Hotel, a Double Tree by Hilton, debuted in 2017 and showcased mid-century modern design alongside first-class service and amenities. The American is located in the heart of Downtown Atlanta, proximate to some of the city’s biggest demand generators, including the Georgia World Congress Center, Centennial Olympic Park, Georgia Aquarium, State Farm Arena, Mercedes-Benz Stadium, and the Peachtree business corridor. Legacy Ventures Hotel and Restaurant Management teams were selected by RADCO to continue the operations of the hotel and its food and beverage. -
Legacy Ventures Opens Hyatt House Atlanta Perimeter Center
03.08.21Legacy Ventures has opened the 186-key Hyatt House Atlanta Perimeter Center, bringing an upscale extended stay hotel offering to Sandy Springs’ “Pill Hill” medical district.
In collaboration with general contractor Choate Construction and architecture firm Cooper Carry, Hyatt House Atlanta Perimeter Center is Legacy Ventures’ fourth ground-up hotel developed in the Greater Atlanta area and is owned and operated by Legacy Ventures. Ameris Bank provided the construction financing. The hotel’s interior design brings Atlanta’s forested landscape into the hotel and emphasizes a focus on wellness, a complement to the surrounding medical offices. Its location benefits from The Simpson Organization’s redevelopment of Peachtree Dunwoody Pavilion, newly renamed Altmore, into a more dense, mixed-use and walkable environment. The transit-oriented development features a pedestrian bridge directly to MARTA’s Medical Center Station, and The Simpson Organization also plans to add multi-family housing and a multi-use trail in a later phase of the development.

Legacy Ventures Announces Completion Of $5 Million Renovation Of Glenn Hotel, Autograph Collection
03.05.21Legacy Ventures has completed a $5 million renovation of the 110-room Glenn Hotel, Autograph Collection, Atlanta's first boutique hotel. The 12-month project, designed by Sims Patrick Studio, along with brand strategy and positioning insight from Brand Verve, has refreshed the Glenn with a distinctly Southern generosity of spirit and a well-mannered sense of style, emphasizing the Glenn's warm and genteel level of hospitality. The project was managed and executed by Legacy Ventures, the original developers of the hotel, and included all guestrooms and public spaces. Built in 1923 as an office building, Legacy Ventures' adaptive reuse of the historic property in 2006 preserved the Glenn's architectural elements and obtained its listing on the National Register of Historic Places. Owned by local private-equity firm, Tripoli Management, and managed by Legacy Ventures, the hotel is uniquely situated directly adjacent to Atlanta's State Farm Arena and Mercedes-Benz Stadium, as well as the Georgia World Congress Center and Centennial Olympic Park.

Legacy Ventures Reduces Energy Consumption & Fixed Costs at its Hotels
11.11.20Legacy Ventures has partnered with Energy One Consulting to materially reduce energy consumption within its hotel and real estate portfolio. At its flagship Embassy Suites by Hilton Atlanta at Centennial Olympic Park, initial net savings for the first 21 months amounted to $143,000, and the property realized a 16% pre-COVID reduction in energy usage. Legacy Ventures is driving improved NOI and asset valuation, which is important under normal circumstances, but even more so for a lodging industry suffering from the devastating effects of COVID-19. The reductions in what are normally fixed costs give Legacy Ventures’ hotels a competitive edge in the market.

Sheraton Madison Hotel Announces Completion of Renovation
09.15.20The Sheraton Madison Hotel has recently unveiled its $15 million renovation, with the hotel now offering a modern, dynamic, and contextually-Madison local vibe. New murals, meeting room names, and lobby décor all pay homage to Madison, Wisconsin.
Legacy Ventures has managed the hotel since 2018 for third-party owners based in Tennessee, assisted the owners in managing the renovation process, and also concepted the hotel’s new F&B offerings, The Hub and Market.

Legacy Ventures Celebrates the Topping Out of the Hyatt House Atlanta Perimeter Center
07.20.20Legacy Ventures recently joined Choate Construction, Cooper Carry, PES Engineers, Bohler Engineering, Conway and Owen, and Fusion Design at a virtual topping out toast for Legacy’s Hyatt House Atlanta Perimeter Center. The site’s construction team was also treated to an outdoor, socially distanced boxed lunch from Twin Smokers BBQ by Legacy’s Restaurant Management team.
The hotel has risen quickly and is expected to be completed ahead of schedule. Legacy’s Hotel Management team looks forward to opening the newest addition to Legacy’s managed hotel portfolio and providing much needed hotel space in Sandy Springs’ medical district.

Marvin, president of Legacy Ventures, gathered together a small group of property owners and stakeholders associated with Centennial Olympic Park to discuss pooling resources to attract more visitors... Der Biergarten’s Authentic German Cuisine Featured by the Atlanta Journal Constitution
10.25.19"Jeff Sime of Legacy Ventures restaurants also has fond memories of Oktoberfest in Munich. 'The celebration, the music, and camaraderie in the tents is unlike anything else I have experienced.' He and his partners opened Der Biergarten to bring the food and atmosphere of a German beer garden to downtown Atlanta.
As for pairing German beers with food, Sime said, 'German beers as a whole are lighter than one may think. The most popular are Pilsners, which are light and crisp, perfect for when you’re eating heavy food out on a patio. As the beers get slightly more bitter, they can be very palate cleansing when eating cheese and fattier sausages.'
As might be expected, Der Biergarten has been celebrating Oktoberfest all month with weekly specials and tapping a new German imported beer. The party continues for one more weekend."

Atlanta Journal Constitution Previews Dos Bocas – Opening Next Week in Downtown Atlanta
09.13.19"Cajun cuisine will meet Tex-Mex when Dos Bocas opens in downtown Atlanta next week.
Dos Bocas -- which means “two mouths” in Spanish -- will open Tuesday, Sept. 17 at 275 Baker St. NW ... Brian Bullock, chief operating officer of restaurants with Legacy, said he initially came up with the idea for a Cajun-Tex-Mex eatery while traveling back and forth between New Orleans and Texas while working for the Houstons restaurant group. He said he and Legacy founder David Marvin have “both always loved that food and loved that style, and we’ve just been waiting for the right opportunity.” That came when Legal Seafood decided not to renew its lease. Legacy, which owns the space, “took the opportunity to open up the focus” and started to work on the Dos Bocas concept, Bullock said.
In late 2018, Bullock took some of Legacy’s corporate chefs and operations staff to New Orleans. The group drove to San Antonio and “ate about 40 restaurants in between,” making note of what to incorporate into the Dos Bocas concept. Bullock said he’s been to New Orleans at least 10 times since. While the marriage of Tex-Mex and Cajun food might not be an obvious -- or well-explored -- one, Bullock said the cuisines lend themselves to a natural pairing.
“If you take the heart of Cajun country, Lafayette, and you take the heart of Tex-Mex, Houston, it’s literally a three hour drive,” he said. “It all blends well together, the flavors, the styles. It’s something that’s always been in (all of our staff), and it all finally just came together.” "

First look: Legacy Ventures’ $40 Million Sandy Springs Hotel
09.12.19Amy Wenk, Staff Writer at the Atlanta Business Chronicle, previewed Legacy Ventures' latest hotel development project:
"A veteran Atlanta developer is about to kick off a roughly $40 million hotel in Sandy Springs.
Legacy Ventures, well known for its collection of downtown Atlanta hotels and restaurants, will soon start construction on a 186-room Hyatt House, an extended-stay brand.
It’s coming to a 1.5-acre site at 5775 Peachtree Dunwoody Road, near the cluster of hospitals that make up “Pill Hill.” It’s also close to MARTA’s Medical Center station.
'There is no hotel within the medical district,' David Marvin, Legacy founder and president, told Atlanta Business Chronicle on Thursday. 'People needing accommodations in the medical district didn’t have any place to stay within walking distance.' "

Q: What does leadership and being a leader mean to you?
A: Being responsible. Anticipating, innovating, communicating, directing and managing to the best of my God-given abilities.
Q: Who is a favorite leader you admire, and why?
A: Challenges are leadership’s testing ground. I admire Franklin D. Roosevelt for his leadership of our country out of the Great Recession and through his pivotal role preserving Western Democracy with WWII. He had to first find the resilience to deal with his physical handicap.
Q: Please explain how you and your organization make tough decisions.
A: Decisions are made through our 8-person executive committee that represents all facets of Legacy’s enterprise. Our culture of excellence, integrity and caring is our compass as memorialized in our “Legacy Blueprint” handbook (found on our website). I believe in Rotary International’s “4-way test”: Is it the truth? Is it fair to all concerned? Will it build goodwill and better friendships? Will it be beneficial to all concerned?
